Inwood Forest offers some of the cheapest golf course housing in
town. The neighborhood's contemporary and Spanish-style homes are
trimmed in colors such as chocolate brown, ocher or slate blue.
Values have remained flat over the past decade, as the community
experienced a wave of foreclosures in the 1980s, and some have
flocked to newer homes in the suburbs. This year, homes have sold
between $55,000 and $149,000, with an average sales price of
$84,638.
Houses stay on the market an average of 121 days, compared with
the city average of 99 days. Sometimes the lengthy marketing time is
caused by unrealistic pricing, says appraiser Gail Lynch. Because
there hasn't been much appreciation, houses are often worth the same
or less than what a seller paid 10 to 15 years ago.
In the midst of the neighborhood is the Inwood Forest Country
Club, which was recently rebuilt after a fire. The $8 million
renovation included improvements to the golf course.
Nearby, development of the 55-acre West Mount Houston Park is
under way. The $2.4 million project will include jogging tracks,
soccer, baseball and softball fields.
