North Houston intrigues many newcomers because of the value and the variety available in this area that contains a mixture of cultural influences, new and older housing. With the completion of the Hardy Toll Road, North Houston residents can enjoy a hassle-free commute. North Houston has a lot to offer. The forested beauty of the region, its lakes, rivers, and parks are major factors in the area's popularity. In addition, George Bush Intercontinental Airport and its supporting light industrial, office, retail, and lodging businesses have proven to be a powerful commercial catalyst.

Modern Highways and toll roads help to unify the area. Many quality independent school districts serve the North Houston Region as well as one of the fastest growing community colleges in the nation, North Harris Montgomery Community College. And its quality of life is further enhanced by the numerous cultural, recreational, and health facilities and activities available in the area.

Along 1-45 North from Loop 610, newcomers will find old, smaller neighborhoods built in the late 1930s and 1940s. Many of these older neighborhoods, including Garden Oaks, Oak Forest and Inwood Forest, are attracting professional couples who are intrigued by the tree-lined streets and easy commute to downtown. These homes are popular with residents who have caught the renovation bug and are interested in restoring the simple charm these neighborhoods offer. Shopping centers and malls abound, with the Greenspoint Mall anchoring a large area of shopping centers and restaurants. Northline and Northwest malls also are convenient to residents in North Houston.

Planned Communities

   
A variety of housing choices is available in the north Houston region. Virtually all types of housing are found within the area. Included are new custom homes, new production-builder homes, townhouses, apartments, rental homes, and resale homes.
 

Communities and Subdivisions
Several hundred homebuilders have active construction and sales programs in the north Houston region. About a third of the new home starts occur in the numerous masterplanned communities and subdivisions that are located in north Houston. Newcomers also have the opportunity to select housing in such established communities as Tomball, Humble, Houston and Conroe.

Among the larger masterplanned communities that are located in the north Houston region are the following:
 

  • Kingwood; U.S. 59, north of Humble
  • The Woodlands; Interstate 45, north of Spring
  • Copperfield; S.H. 6, south of U.S. 290
  • Fairfield; U.S. 290, northwest of Cypress
  • Atascocita; F.M. 1960, east of Humble

In addition to these large, active communities, numerous northwest subdivisions in the vicinity of FM 1960 combine to form a large community cluster that is often referred to as the "1960 Area." The area includes Champions, Wimbledon, Memorial Northwest, Spring Creek Oaks, Longwood, Gleannloch Farms, Lakewood Forest, Northgate Forest and many others. This cluster of communities forms the most populous suburban area in the north Houston region.

  Affordable and medium-priced new homes in the $80,000 to $170,000 range are constructed by production builders. These homes are typically sized from 1,400 square feet to 2,700 square feet and are generally located near the forested custom home subdivisions.

A majority of the new home offerings that are located in the forested portions of the local region have been developed by custom homebuilders. Typically priced in the $200,000 to $400,000 range (and higher), the custom homes are normally sized from 2,700 square feet to 5,000 square feet.
 

Resale Homes
A majority of the available resale homes are two to fifteen years old. They are widely dispersed throughout the north Houston region. Most of the available resale homes are in the $60,000 to $225,000 price range and are generally sized from 1,200 square feet to 3,000 square feet.
 

Apartments
Approximately 55,000 apartment units are located in the north Houston region. A majority of these units are found in the greater "1960 Area" and in the Greenspoint/Sam Houston Parkway area. Occupancy rates in more than 200 local projects are relatively high, generally exceeding 90%.

However, given the large number of total units, it is apparent that approximately 3,000 apartments are available for rent in the region. Most of these available units contain one or two bedrooms and lease from $300 to $650 per month. Two-bedroom units typically lease in the $425 to $625 range.
